Real Estate Buyers, you’re protected!  Licensed California Realtors are required by law to complete an AVID (Agent’s Visual Inspection Disclosure on properties where they are representing the buyer or seller.

California law requires, with limited exceptions that a real estate broker or agent conduct a reasonably competent and diligent visual property inspection

The AVID is a 3 page document that we are REQUIRED to fill out:

As you can see there’s quite a lot of due diligence required on both agent’s part to fill these out correctly.

Now, just because you have….in your hand two AVIDs…one filled out by the listing agent and one filled out by the buyer’s agent doesn’t mean that you can’t AND aren’t encouraged to get additional inspections (whole house, roof, pest, well, pool…….there’s dozen’s).  Inspect to your heart’s content!  Go into your real estate transaction EYES WIDE OPEN.
